Four Garage Doors, One Trade Name, and How to Tell Which One You Own

Ask ten people in Huntington Beach what a garage door is and you will get one answer. Ask ten garage door techs and you should get four, because there are four genuinely different mechanisms hanging in this city’s garages and the only thing they share is a phone book category.
This is not pedantry. Almost every bad experience a homeowner has with this trade traces back to it. Somebody quotes over the phone for the door they assume you have, arrives with the wrong parts, and either leaves without doing the work or improvises something that does more harm than the original fault. The fix is simple: know what you own before anyone quotes.
Here is how to tell, and what each one means for the repair.
Start by Standing Inside With the Door Shut
Almost the entire diagnosis happens from inside the garage, looking at the door and the ceiling above it. Park outside, go in through the side door, shut the main door, and give yourself a minute.
Two questions settle most of it.
Is there track running back over where the car sits? Look up at the ceiling. If two horizontal rails run from the top of the opening back into the garage, with hanging brackets holding them to the joists, you have a sectional door or something built on that principle.
If not, what is at the side jambs? No overhead track at all, but a curved metal arm on each side jamb connected to a spring, means a one-piece tilt-up. A metal drum or box above the opening with only short vertical guides at the sides means a rolling curtain.
That gets you to the right family. The rest is detail.
The Sectional Door: The Common Case
A sectional is made of four or five horizontal panels hinged together. Rollers on the panel ends run in vertical track beside the opening, that track curves at the header, and the panels finish lying flat overhead. Weight is counterbalanced either by a torsion spring on a shaft across the top of the opening or by extension springs stretched along the horizontal tracks.
You can confirm it in a second: the horizontal lines across the face are real joints. There is a seal between them, they flex, and each panel is hinged to the one below.
Most of Huntington Beach has these. The tracts built from the seventies onward went up with them, and nearly every door replaced since has been one. Mechanically they are the easy end of the trade, and the reason is parts. Rollers, hinges, cables, drums, springs and rails are commodity items. Every supplier in Orange County keeps them by the bin, they are cheap, and a competent tech carries the common sizes on the van. A sectional repair is usually done on the first visit for a modest number.
The single awkward part is a damaged panel. Replacing one section rather than the whole door is the great advantage of the design, but it depends on that exact panel still being made in that profile and stamped pattern. On a door much past fifteen years old, there is a real chance it has been discontinued. A close match will work perfectly and will not match visually, which is a conversation to have before ordering.
The One-Piece Tilt-Up: The Local Special Case
This is the door that separates people who have worked on old Orange County houses from people who have not.
A tilt-up is one rigid slab, normally a timber frame with a plywood or hardboard skin, and it does not fold anywhere. To open, it pivots. The bottom edge swings outward and upward, sweeping an arc across your driveway, while the top edge tips back into the garage. It finishes roughly flat just inside the header. There is no ceiling track, no torsion shaft, no rollers. What carries it is a pair of jamb-mounted assemblies, each with an extension spring and a lifting arm.
The horizontal lines on the face, if there are any, are pressed into a single sheet. They go nowhere. That is the giveaway from the outside.
In this city they cluster in the housing stock built before about 1970 where the garage was never modernised. Those blocks are scattered across the older parts of town, and plenty of the doors are original. They are still there because they still work, more or less.
There are two hardware families and they are not interchangeable. Jamb hardware mounts everything to the side jambs with the springs sitting vertically against them. Pivot hardware sets a pivot point in the jamb with the springs running horizontally back along the side walls. We regularly find doors where somebody has mixed components from both, and the result is a slab that binds at one corner and slowly wears its own bracket holes oval.
Two Things About Tilt-Ups Worth Knowing Before You Call
The swing is not a fault. People ring us because the door “comes out at them”. That is the design. The consequence is that you cannot park close to it, and a car left a foot too far forward will be caught by a door on its way down.
A lot of them are on blind openers. Entrapment protection at floor level, the photo eyes across the bottom of the opening, has been required on residential openers since the beginning of 1993. A large share of tilt-ups are still driven by units older than that. The only thing stopping such a door is the motor deciding it has met enough resistance, and a single slab has far more mass and a much longer moment arm than one panel of a sectional. Of all the doors in this city, it is the one you least want on a blind opener. Retrofitting a compliant unit is straightforward, and anything sold in California since July 2019 also carries battery backup.
The Part Nobody Wants to Say
Some tilt-up repairs no longer make financial sense, and you deserve to hear that early rather than after a parts hunt has been billed to you.
The limiting factor is almost never the springs, which can be matched by dimension and rate. It is the complete jamb hardware set. Several of the manufacturers whose hardware went onto post-war tract garages are long gone and their tooling with them, and no universal set drops straight onto every one of those patterns. Universal hardware does work, but only where the jambs are sound, square and thick enough to hold a fastener under real load. After sixty years of damp at the slab edge, a fair number are not.
Unsourceable hardware plus soft jambs plus a slab that has bowed enough to catch is the point at which repair stops being the right answer. A conversion to a sectional costs more on the day and much less across the following decade, and it puts photo eyes across the opening while it is at it.
The Rolling Curtain: Mostly Commercial, Entirely Different
A rolling door has no panels and no slab. It is a curtain of interlocking metal slats that coils onto a barrel mounted above the opening, with short vertical guides at the sides and nothing overhead into the room. The counterbalance is a spring living inside the barrel, tensioned at the barrel end rather than on a shaft you can see.
You will find these on the small commercial and light industrial units inland of the highway, on storage bays, and occasionally on a converted residential garage. Almost nobody has one on a normal house.
It is a different trade in practice. The failure list is its own: slats bent by a forklift or a bumper, endlocks worn or missing so the curtain wanders in the guides, guides packed with grit, a bottom bar out of true, and barrel tension that has drifted. Adjusting spring tension inside a barrel is not the same job as winding a torsion spring, and the parts have to match the slat profile rather than come off a general shelf. Coastal air is hard on the whole assembly, because a curtain has an enormous amount of surface area and every slat interlock is a place for salt to sit.
Carriage House: One Name, Two Products
The last category is the one where quoting goes wrong most often, because “carriage house” describes an appearance, not a mechanism, and two completely different doors are sold under it.
A genuine swing-out is a pair of leaves hinged at the outer jambs that swing outward into the driveway. No track, no rollers, no counterbalance spring, because the hinges and the jambs carry everything. Repairing one is closer to door hanging and carpentry than to garage door work: hinge sag, jamb rot, a leaf racked out of square, the astragal where the two halves meet, and a vertical weather seal down the middle that is harder to get right than any track door. If it is automated it runs a jackshaft or swing arm operator, which is a different unit entirely from the chain drive on a rail that most companies arrive with.
A carriage-styled sectional is an ordinary sectional door pressed or clad to look like planked leaves, with decorative strap hinges and handles fixed to the face and a false vertical seam down the centre. It rides track and folds at the horizontal joints like any other sectional. For repair purposes this is the good outcome, because it takes sectional parts at sectional prices. The only wrinkles are the decorative hardware itself and the extra weight of the cladding, which the springs must be sized for. A styled door re-sprung as though it were bare steel will be out of balance from the day it is done.
Telling them apart takes ten seconds. Watch it open. If the whole door moves outward as one piece and the straps stay fixed relative to the boards, it swings. If it folds at the seams and the straps end up spread across separate moving panels, it is a sectional in costume.
What to Do With Any of This
You do not need to become an expert. You need one photo.
Stand inside the closed garage, back up to the far wall, and take a single picture that includes the top of the door and the ceiling above it. Track or no track, arms or no arms, barrel or no barrel, and the age of the opener hanging from the joists are all in that frame. It is more information than most phone conversations produce in five minutes.
